How to Verify a Plot Before Buying in Multan

How to Verify a Plot Before Buying in Multan

A practical checklist for confirming that a plot in Multan is approved, owned by the seller and free of disputes before you pay any token money.

Most property problems in Multan do not come from bad luck. They come from skipping one or two checks before the first payment. This guide covers the checks we run for our own clients, in the order we run them.

1. Confirm the society is approved

For a private housing scheme, the first question is whether the scheme is approved by the Multan Development Authority. An approved scheme has a sanctioned layout plan, and your plot must fall inside it. Ask the society office for the approval reference and check it with MDA if you have any doubt.

DHA Multan works under its own law, so DHA plots and files are verified directly with the DHA office rather than with MDA.

2. Match the plot with the layout plan

Ask for the plot number, block and size, then match them on the approved map. Make sure the plot is not on a road, a park or an area marked for public use. If the seller cannot show the plot on the map, stop there.

3. Check ownership in the society record

Ask the society to confirm the current owner in writing. The name and CNIC on the society record must match the person selling to you. If the seller is acting for someone else, they need a registered power of attorney, not a plain written note.

4. Check dues and charges

Ask for a statement of any unpaid instalments, development charges or possession fees. These are normally cleared before transfer. Agree in writing on who pays the transfer fee.

5. For land outside societies, check the fard

If the plot is outside a society, get the fard from the Punjab land record centre and confirm the khasra number and ownership share. Visit the land and confirm the boundaries with neighbours.

6. Pay through the bank

Use a pay order or bank transfer in the name of the recorded owner. Write the plot details and payment schedule on a signed agreement with two witnesses.

A short checklist

  • Scheme approval confirmed
  • Plot shown on the approved layout
  • Owner name and CNIC match the society record
  • All dues listed in writing
  • Payments by bank in the owner's name
  • Signed agreement with witnesses

If you want us to run these checks on a plot you are considering, send the plot details through our requirement form and our team will call you.
